
The Proposal
The proposal provides an eclectic mix of dwellings which will attract interest from a wide range of occupiers be they seeking a tenancy at a social rent or a family home acquired on a shared ownership basis.
The development will create:
• 17 one bedroom, two person apartments.
• 15 two bedroom, three person apartments.
• 4 two bedroom, two storey, four person houses.
• 5 three bedroom, two and a half storey, five person houses.
• 8 three bedroom, three storey, five person houses with roof terraces.
Who are we?

Onward Homes are bringing forward plans to provide 49 new, affordable homes on the disused, brownfield site of Britannia New Mill in Mossley.

Working closely with Onward, Holmpatrick Development Ltd and Tameside Council, Millson Group has created a stunning new vision for the site that will deliver modern family homes and apartments alongside the River Tame.
The existing single storey Britannia Mill complex will be demolished to make way for the new development. This will open-up the 2-acre site which nestles in the riverside valley adjacent to the River Tame. The development proposes dwellings on the footprint of the existing building.
The Site

Design Criteria

The proposed development, to consist of a varied residential mix, comprising a detached dwelling, semi-detached units, terraced homes, and town-houses. The scheme has been designed to incorporate local vernacular influences in the design of the apartments whose scale and window arrangements are reflective of the local mill architecture.

The two storey houses reflect the scale and arrangement of local terraced properties whilst the two and a half storey and three storey dwellings are a contemporary design specifically designed for the site to create an active street frontage whilst also providing a secondary frontage to the riverside.

The positioning of the dwellings and apartments have been placed to work with the gradual level changes and the quaint cul-de-sac road layout which provides vistas down to the riverside and limits the hard-surfacing, introducing shared surface materiality to reduce tarmac.

Introduction of the riverside walk encourages use of the space by both existing and new residents. Currently this are of the river is inaccessible due to the existing building position. The development has taken the constraints of the river easement to create a safe, overlooked attractive feature - vastly improving it’s current limited use.

The design is limited to the footprint of the existing building, with a large area of land to the east undevelopable as part of the flood risk mitigation. Within that area is a number of existing parking spaces which will not be affected by the development.
